Plaster ceiling should cost RM8 to RM12 per square foot in KL and Selangor. Here are the rates by ceiling type and where the mark-up happens.

Plaster ceiling is one of the most frequently marked-up items on a renovation quotation, because most homeowners have no idea what the market rate is. The gap between RM8 and RM18 per square foot looks small on paper, but on a typical terrace house it is about RM3,000.
Plaster ceiling rates by type
The rate changes with complexity, not with the size of the house. A flat ceiling with no recesses is cheapest. Every L-box, drop and lighting cove adds framing work and labour.
The rates below are for finished work including framing, board, skim coat and a base finish.

What that rate should already cover
A complete per-square-foot rate should already include all materials and labour. If a contractor charges separately for the items below, the headline rate was deliberately made to look low.
- Metal furring or timber framing
- 9mm plaster board for residential work
- Skim coat and sanding to a flat surface
- Base undercoat before painting
- Cleaning and debris removal
Items that are reasonably charged separately: light fittings, wiring for new lights, and the final coat of paint. Those are different trades.
Where plaster ceiling mark-up happens
The most common pattern is a quotation that gives one lump sum such as "plaster ceiling to living area and bedrooms — RM9,500" with no area stated. Without a square-foot figure there is nothing to compare.
The second pattern is rounded-up area. A living room measuring 12 by 14 feet is 168 square feet, not 200. Ask for the real measurement of each space.
The third is mixing an L-box running-foot rate with a ceiling square-foot rate on the same line, so the total cannot be checked.
A worked example for a terrace house
A typical double-storey terrace with a living room, dining area and three bedrooms works out to roughly 900 to 1,100 square feet of ceiling.
At RM10 per square foot for plain ceiling with an L-box in the living room only, a reasonable total is around RM9,000 to RM11,000. A RM18,000 quotation for the same scope implies almost RM18 per square foot — a custom-design rate for work that is not custom.
What to do next
Ask your contractor to state the area in square feet and the rate per square foot separately. If the quotation only gives one lump sum, you have nothing to compare it against.
