Cost per square foot is the fastest way to check whether a quotation is in a sensible range. It is not a precise tool, but it is good enough to tell you whether you need to ask more questions.
Cost per square foot by scope
The figure is based on the floor area being renovated, not the whole house. If you are renovating half the house, use that half's area.
The ranges below are for residential work in the Klang Valley.

Why the number is imperfect
Cost per square foot assumes the work is spread evenly across the space. In reality, kitchens and bathrooms are far more expensive per square foot than bedrooms.
A small house with two bathrooms will show a higher cost per square foot than a large house with one bathroom, even when both are fairly quoted.
- Kitchen — roughly three times the per-square-foot cost of a bedroom
- Bathroom — roughly four times
- Living areas and bedrooms — the lowest
- Exterior and garage — depends entirely on the finish
How to use it to check your quotation
Divide the quotation total by the floor area being renovated. If the result falls inside the range for your scope, the quotation is in market territory and you can move on to the line-by-line check.
If the result is far above the range, that is not proof of a mark-up by itself. It only means one or two items are carrying too much cost, and you need to find out which.
A worked example
A 1,400 square foot terrace house with a full renovation quotation of RM210,000 works out to RM150 per square foot. That sits in the moderate-to-full range and is reasonable.
A RM330,000 quotation for the same house is RM236 per square foot — luxury-finish territory. If your specification does not mention marble or custom joinery, the number and the scope do not match.
