Painting looks like the simplest line on a renovation quotation, which is why it is rarely checked. But the rate charged can differ by a factor of two for the same work, especially when preparation is not spelled out.

Painting rates by type of work

Rates are based on wall area, not floor area. A 1,200 square foot house usually has 3,000 to 3,800 square feet of wall and ceiling to paint.

Exterior work costs more because of scaffolding and weather-resistant paint.

What separates a cheap quotation from an expensive one

The difference is almost always preparation work, not the paint itself. Good paint is only around 25% of the total cost.

  • Filling cracks and nail holes before painting
  • Sanding old walls so the paint adheres
  • Primer or sealer — often skipped to cut the price
  • Number of coats — one versus two is a large difference
  • Covering floors and furniture

A quotation that states "two coats including primer" at RM3.50 per square foot is almost always better value than RM2.80 with no coat specification.

Paint brands and their effect on price

Nippon and Dulux are the two brands that appear most often on Malaysian quotations. The material cost difference between an economy and a premium range on a medium-sized house is usually under RM1,500.

If a contractor adds RM4,000 purely to upgrade the paint brand, ask for the tin count and the coverage per tin.

A worked example for a terrace house

A 1,400 square foot double-storey terrace has roughly 4,000 square feet of interior surface to paint.

At RM3.50 per square foot, a reasonable cost is around RM14,000 for full interior work with primer and two coats. If your quotation says RM22,000, ask for the area breakdown and coat count before proceeding.
